California City did not develop the way most cities do.

In the late 1950s, a developer named Nat Mendelssohn purchased more than 80,000 acres in the Mojave Desert with a bold idea. He believed that if you built a city first, the people would eventually follow.

The plan was not small. It included neighborhoods, schools, parks, shopping areas, and even a central park with a manmade lake. At one point, projections suggested the city could grow to hundreds of thousands of residents.

But while the land was mapped out and streets were laid across miles of desert, the growth that was expected never fully materialized.


Why It Looks the Way It Does Today

If you have ever looked at California City on a map, you have probably noticed something that feels a little unusual.

There are miles of roads, entire neighborhoods planned out, and large sections where very little was ever built.

This is often referred to as a “paper city.” The infrastructure was planned, but the population did not arrive at the scale that was expected.

What surprises many people is that California City is actually the third largest city in California by land area. Even today, there are thousands of privately owned lots. Some of those properties have been passed down through generations, and in some cases, the current owners have never even visited the land.


Why People Are Paying Attention Again

For years, California City has been easy to overlook. Recently, that has started to change.

The biggest reason is affordability.

As home prices across California continue to rise, buyers are expanding their search and looking for areas where homeownership still feels possible. California City offers something that has become increasingly rare. There is available land, lower price points, and room for future growth.

There are also new homes being built in the area today. Some of these homes are priced under $300,000, which is something you simply do not see in most parts of the state anymore.

For many buyers, that alone is enough to take a closer look.


What Buyers Should Understand First

Before getting too excited about the price, there is an important conversation that needs to happen.

Buying land is very different from buying a home.

A vacant lot might look like an opportunity, but what really matters is what you can actually do with it. You need to understand zoning, access to utilities, and whether the property is truly buildable. There can also be additional costs involved in preparing the land that are not obvious at first glance.

This is where many buyers get into trouble. They focus on the price and assume everything else will fall into place.

In reality, doing the homework upfront is what protects you.


Is California City the Right Fit?

The answer depends entirely on your goals.

For some buyers, California City represents a real opportunity. It can be a more affordable entry point into homeownership or a long term investment in an area that still has room to grow.

For others, a move-in ready home in a more established part of Kern County may make more sense.

There is no one size fits all answer. What matters most is making a decision based on clear information, not just the excitement of a low price.
