Realtor.com Says the Best Week to Buy a Home Is Almost Here. What Does That Mean for Bakersfield Buyers?

If you spent the spring or summer looking for a home in Bakersfield and eventually decided to take a break, it may be worth taking another look at the market.

According to Realtor.com, September 27 through October 3 has been identified as the best week to buy a home nationally in 2026, based on a combination of inventory, buyer competition, time on the market, price reductions and other seasonal housing trends.

That does not mean every home suddenly goes on sale for seven days. And it certainly does not mean Bakersfield buyers have to purchase a house before October 3 or miss their opportunity.

What it does show is something we often see in real estate as summer gives way to fall: the market can begin to shift in ways that give buyers a little more breathing room.

Why Fall Can Create Opportunities for Homebuyers

Spring and summer are traditionally busy seasons for real estate. Families may be trying to move before a new school year, and more buyers are actively touring homes and competing for desirable properties.

Once fall arrives, some of that urgency disappears.

Realtor.com found that buyers during its nationally identified “best week” could have nearly 32% more active listings to choose from than they did at the beginning of the year, along with additional time to negotiate compared with the fastest part of the spring market.

Buyer competition also tends to ease. Realtor.com reported that views per property during this fall window are approximately 30% lower than at the summer peak.

For a buyer, that can make a meaningful difference.

Instead of feeling pressure to make an immediate decision because several other buyers may be circling the same property, you may have more time to evaluate the home, review the numbers and decide whether it is truly the right fit.

Depending on the property and the seller’s situation, there may also be more room to negotiate price, closing costs, repairs or other terms.

Do Not Overlook Homes That Have Been Sitting on the Market

One of the biggest mistakes buyers can make is assuming there must be something wrong with a home simply because it has been on the market for several weeks.

A home could be sitting for any number of reasons.

It may have been priced too aggressively when it was first listed. The photography or marketing may not have presented it well. It may have entered the market during a particularly competitive week. Or it simply may not have connected with the right buyer yet.

By fall, some sellers who listed during the summer have also received valuable feedback from the market. They may have adjusted their asking price or become more flexible about the terms they are willing to consider.

That is why buyers should not limit their search to homes that were listed yesterday.

Realtor.com specifically recommends looking at properties that have already spent some time on the market, since those sellers may be more willing to negotiate than someone whose home has just been listed.

In Bakersfield, that means it can be worth reviewing homes that have been available for 30, 45 or even 60 days, especially properties that have recently had a price reduction.

There may be opportunities hiding in plain sight.

What About the Potential $14,000 in Savings?

One of the numbers receiving the most attention from Realtor.com’s report is the possibility of significant savings.

Nationally, Realtor.com estimates that purchasing during the identified fall buying window could result in savings of approximately $14,000 compared with peak summer pricing on a median-priced home of $416,000.

That number needs some context.

It does not mean a buyer should walk into a Bakersfield home and automatically expect the seller to take $14,000 off the asking price.

The figure is based on national seasonal pricing patterns. Every market, neighborhood, home and transaction is different.

The more important takeaway is what is creating those potential savings: more inventory, fewer competing buyers, longer market times and an increase in price reductions.

Those are the conditions buyers should pay attention to.

The “Best Week to Buy” Does Not Mean the Lowest Mortgage Rates

Mortgage rates are still one of the biggest considerations for buyers, but they are not part of Realtor.com’s calculation for its best week to buy.

That is because mortgage rates are influenced by broader economic conditions rather than following the same predictable seasonal cycle as inventory, buyer demand and listing activity.

There is rarely a perfect day when everything lines up at once.

The lowest home prices, lowest mortgage rates, largest selection and least competition are unlikely to all happen simultaneously.

Instead, buyers should focus on whether the overall numbers work for their household.

If you find the right home at a price and monthly payment you can comfortably afford, increased negotiating power can be valuable even if mortgage rates are not at their lowest point of the year.

Is Fall the Best Time to Buy a Home in Bakersfield?

Real estate is local.

The September 27 through October 3 timeframe identified by Realtor.com is a national buying window, and market conditions can vary significantly from one city to another.

So we would never tell a Bakersfield buyer that they have exactly one week to purchase a home.

But if you were actively searching earlier in the year and became discouraged by prices, competition or a lack of options, this is a good time to look again.

See what is currently available in your price range.

Look beyond the newest listings. Pay attention to homes that have been sitting on the market. Check recent price reductions. And work with a Realtor who can identify where sellers may have become more motivated.
